- 14+ Days prior:Full refund of the total booking amount.
- Less than 14 Days:Cancellations made within 14 days of check-in are non-refundable.
- Security Deposit: ₹10,000 refundable deposit required on arrival (Cash/UPI). Refunded within 48hrs post-checkout.
- Payment Methods: UPI, Bank Transfer, or Credit/Debit Cards (3–3.5% gateway fee).
Maximum occupancy is strictly 10 adults + children for safety reasons.
- No loud parties, events, or commercial activities without prior permission.
- No smoking inside the villa. Designated outdoor areas provided.
- Pool Safety: The pool is unattended. Children must be supervised by adults at all times.
- Pets: Allowed with prior intimation. Additional cleaning fee: ₹2,500.
- Damage Responsibility: Guest is responsible for the full replacement/repair cost of any damage to property or contents exceeding the security deposit.
- Liability: Owner is not responsible for loss of guest valuables, power outages, or Wi-Fi interruptions beyond our control.
- Cancellation: 14-day window is calculated from 2:00 PM on the check-in date.

Francis Villa comfortably sleeps up to 10 guests across its 4 bedrooms. For safety and comfort, we do not accommodate more than 10 guests.
The pool is 100% private and exclusively for your group. No other guests or outsiders have access to your recreation area during your stay.
Meals are not included in the tariff. However, you can order from nearby restaurants (we provide a curated list) or hire a local cook for home-style meals at an additional cost.
Standard check-in is at 2:00 PM, and check-out is at 11:00 AM. We can often accommodate flexible timings subject to availability—just ask us in advance!
Yes, our dedicated caretaker lives in separate quarters on the property to assist with cleaning, errands, and ensuring your stay is safe and comfortable.
Yes, we are pet-friendly! Pets are allowed with prior intimation and an additional cleaning fee of ₹2,500 per stay to maintain our hygiene standards.
Yes, we have secure private parking within the villa gates that can easily accommodate up to 3 SUVs, so your vehicles are safe.

We welcome small, intimate gatherings and celebrations. However, loud music outdoors is restricted after 10 PM to respect the tranquil neighborhood.
